As A Full Service Real Estate Company... My Listing Services Include

Beautiful Professional Photography

You only get one chance to make an emotional connection with a potential buyer. An important early step in the marketing process is to have your home photographed professionally. These photos appear on the MLS listing, all print media, virtual tours and are posted to our website and social media. I work with the best virtual tour company in the area and provide custom professional photography and accurate floor plans for all of my listings. Online homes with multiple photos get viewed over 5 times as much as homes with only one or two photos.

Descriptive Text Promoting Your Home’s Best and Most Unique Features

I am always surprised at how many properties are listed with minimal, poorly written property descriptions or even no description at all! I take my time to write well written descriptive text promoting your home’s best features, what makes it unique in our market, and what sets it apart from other competing properties. Descriptions are written for both potential buyers as well as for other agents looking for the best fit for their clients.

Your Home’s Information Listed on MLS

The Multiple Listing Service (MLS) is an extensive on-line database that includes all of the listings from all the participating brokerages. It is the Single Most Important tool that brokerages and agents use when searching for available properties for their clients. It contains all the properties that are listed for sale in our market area. The instant a property’s data is listed on MLS thousands of agents have immediate, on-line access to all the relevant information their buyer clients need.

75% of sales originate with MLS. Not only will your home also be featured on My personal website as well as our business website www.mceneryrealestate.com, It will be posted to multiple social media and networking sites.

Over 90% of home buyers use the internet as a tool when searching for a new home! Now more than ever people are accustomed to using the benefits of technology to better gather information. Many home purchases start from surfing the web, where buyers can take a virtual tour of your home. It’s like having a constant open house with no inconvenience on your part. Web use for real estate market has rapidly grown over the last few years and is now the industry standard.

Showcasing Your Home with a Virtual Tour

I have teamed up with the industry’s leading virtual tour photographers to offer every one of my listings a custom online virtual tour. As both buyers and their agents use the internet to browse possible home choices, the added benefit of a virtual tour allows the buyer to better understand the layout, finishes, views, design, ect. This captures the buyer’s attention and allows them to imagine themselves in your home.

The Importance of Home Staging

Staging a home for sale is not a new concept, but it is a practice that has gained steam within the real estate market. I see many home sellers confuse staging with decorating and consequently resisting the process and the recommendations of the staging professional. But the reality is that the moment you commit to marketing your home for sale, you need to commit to transforming your home into a place that potential buyers can easily picture as their home. This means that you need to be prepared to emotionally detach.

Every Client receives a home staging consultation as apart of our listing package.

During the initial home staging consultation I will give advice on how to improve the flow and the balance of your home. As a Home Stager I know lots of tips and tricks on how to make your space look bigger, better-organized and well-balanced. By giving advice on curb appeal, key room enhancement, furniture reorganization, furniture removal, strategic mirror hanging, de-cluttering, de-personalization, colour analysis and ambience, as well as address smaller repairs and changes that need to be made in order to prepare a property for sale. The goal of which is to make your home stand out from the competition and sell for the best possible price and within the fastest time frame. I will help you create a thoughtfully designed beautiful space.

Staged Homes sell Faster and for more Money!

Highly Visible Yard Sign

Yard Signs still account for about 11% of where Buyers find the home they purchase. I will install a professional, bright and highly visible yard sign. This not only helps attract potential buyers who drive through desired neighbourhoods, but also attracts other agents who may not be watching MLS daily.

Agent and Public Open Houses ***On Hold Due To Covid-19***

Open houses can be a great way to promote your property. As soon as we get listed, we conduct an Agent Open House Tour. This is an opportunity for all other agents to easily preview your home for their buyer clients. Getting agents to come view your property is a great promotional event and a great way to launch the property’s marketing. We also conduct public open houses, usually held on the weekends.

Why Buyers like Open Houses

Buyers like open houses because it gives them an opportunity to browse properties without engaging their Sales Representative. Many buyers get their inspiration by seeing properties in person and open houses provide a great vehicle for this kind of buyer. Some buyers also prefer to direct their own search independent of an Agent and engage an Agent only at purchasing time. Both of these buyer groups may “shop” casually for a property over an extended period of time but are still bonafide buyer prospects and a market segment not to be overlooked. In many cases, open houses are the only way to attract these kinds of buyers.

Buyers get to see a number of properties casually and can get a good idea of market value over time thus doing vital research by educating themselves on the market and home features that interest them.

Why Open Houses Work for Sellers

Sellers get to show off their property in a scheduled way that makes it easy for them to anticipate and prepare. It allows multiple visitors to tour the property in a defined time period and may alleviate the need for independent showings done on a buyer’s desired time table.

Weekend open houses are easier to prepare for and may cut down on the number of showings requested during the weekdays, many of which happen after working hours and can be disruptive to a family schedule.

Custom Designed Property Brochures

It takes strong marketing tools, such as full colour brochures, to entice buyers to make that important first phone call. An attractive, well done brochure goes a long way. We will present your home in the best possible manner in order to convert lookers into buyers. Our custom designed colour brochures provide maximum impact with the emphasis on adding “value” to the product and obtaining the highest possible price for your home.

Quick Response to All Inquiries

Once my focused marketing generates results, I am always available on the phone, text and email. When there is genuine interest in your property, I want to be able to immediately respond to an interested buyer or another agent inquiring on behalf of their client. Social Networking allows me to reach an even wider audience of potential buyers. Mastering today’s available technology allows me to be connected to my prospects and serve my clients well.

Promoting Your Home To The Close

My ultimate goal is to exceed your expectations in achieving your real estate objectives. As a professional Sales Representative I have resolved that nothing less than your complete satisfaction is acceptable. To achieve our goal, I will work to obtain the highest price for your home within the allowable period of time. Once all of my initial marketing is in place, I will continue my efforts in promoting your home until we have completed the sale.

My Continued Marketing Efforts Include:

-Periodic reviews of our marketing plan based on current market activity

-Discuss pricing and timing within the market

-Notify you on other competing properties in your neighbourhood

-Inform other agents of any and all changes to your listing

-Maintain stock of property brochures for buyers

-Make seasonal changes to online marketing as needed

Scheduling Home Showings and Providing Feedback

The advantage of a lockbox installed at your home makes it very convenient for agents to set up showings while maintaining a high level of security. An agent lockbox is a secure way to allow cooperating real estate agents access to show your home. We contact the agents that have shown your home to prospective buyers and request feedback.

How did the home show? Is it priced right? Is there interest? These follow-up questions provide valuable information that we get back to you. We continually update you on showings, and for interested parties, we stay in contact and do what we can to help them along to making an offer.

Keeping You updated on Competing Homes

Throughout the listing time period we will continually update you on the competing homes in your neighbourhood. You need to be aware of other homes that come on the market, and what pricing they are at. Also once you start getting showings, these other homes will most likely be shown too. If they are selling and yours is not, we need to know about it, and figure out why. Is yours priced too high? Is it the showing condition of your home? Was the other home simply a better fit for the buyer? What can we do to be sure you are the next home to sell?

Watching and analyzing your competition is extremely important.

Negotiating the Purchase Contract & Managing the Transaction Through Closing

Evaluating an Offer - Does it meet your needs?

An offer for your home will come in in the form of an Agreement of Purchase and Sale, a Province approved form that is used to present an offer. The offer should be thoroughly read and reviewed before any decisions are made. Once I receive an offer for our home, I will carefully review all terms of the offer with you. All accepted terms must be carried through the life of the contract. The signed accepted offer is a legally binding contract.

There Is So Much Thought, Knowledge and Preparation that Goes into a Successful home selling campaign. I Will Be Your Resourceful Guide Through Every Step.
